I left this apartment within the same week I moved in. You can check HPD's website for records--this building has more complaints and active violations than any building I have ever lived in or toured in nyc. There is a cockroach infestation that was reported back in the summer of this year, and it was still severe when I moved in. The landlord covers his bases legally (so that you can't break the lease) by sending an exterminator to your unit if you ask for it, but they just spray the floor and give you sticky traps, which will obviously not treat a severe building-wide infestation. The exterminator also told me directly that the roaches are likely worsened by the carpet rugs in the hallways, but they were never removed. There were roaches, alive, found in my unit (one in the fridge!), in the halls, in the elevator, and I confirmed with tenants on multiple floors that they also had bug issues in their respective units. I also saw an HPD report about mice, but didn't see any myself. Beyond that (though maybe they would have fixed them, I didn't stay long enough to find out), my unit had electrical issues (all the lights flickered when you used any outlet), a broken balcony doorknob, and the front door was loose in the doorframe/let out the heat. The super came once and told me his back hurt too much to do anything that day, so... It was seriously bad here and not worth whatever good deal you think you might be getting. The landlord's name is Jacob Sacks--google him and be advised.

packages constantly stolen, mail not delivered properly, lots of issues with water damage and pests that don't get fixed well.
Advice to the owners
dont just put bandaids on water damage. Clean balconies and get something to keep pigeon away.
