Overall The Best Building I've Lived In During My 6 Years of Being In New York
Pros
-Incredibly efficient super - Pedro is the greatest and friendliest one I've ever had in my 6 years living in New York. He works very hard to keep the building clean and everything running efficiently and lives with his family on the first floor. -Rent-stabilized units - the rent increases with each year but by smaller amounts (usually $80-90) than anywhere else in the area. This alone is rare and pretty unbeatable. -Very safe immediate area and a clean building overall with great amenities (gym, laundry in basement, bike room, and roof access!)
Cons
-Elevator in the building is pretty bad. It breaks down constantly and I was stuck inside once for nearly an hour. Usually it is fixed somewhat quickly but there have been times where it was out of service for multiple days in a row. Nothing dangerous but most definitely annoying. -The number of available washers and dryers (3 of each) in the basement is a pretty small amount for a building with so many tenants - and the dryers don't ever seem to be able to dry a load of clothing on the first cycle. I usually have to run it again to prevent damp / mildew smelling clothes which both costs more and takes up more time. -Due to the proximity of the building to the Pratt campus, I would say a good 60% of the tenants are either current or recently graduated students. It hasn't really been a problem for me personally because I am around the same age, but if you have a family I could see the noise maybe becoming a nuisance on the weekends depending who your neighbors are. -Public transportation is kind of a pain. The closest train is the G at Classon Ave which is notoriously unreliable later in the day and is a 10-15 minute walk from the building depending how fast you are. Bus access is pretty good (B54 and B48 stops are both within a 1 minute walking distance) so I usually just take the B54 to the Jay St - MetroTech stop and get on the A/C/F train if I'm going into the city instead of walking/waiting for the G and then transferring. Definitely not that ideal of a location for a daily work commute though.
Advice to the owners
Replace / fix the elevator and get more/newer washers/dryers that work better
Excellent Gem of a Building
Pros
Excellent location, responsive management, above and beyond super, clean, safe, I only moved because I had to. Would have absolutely stayed.
Cons
Elevator tends to break down often, tenants tend to be young Pratt students.
