Summarized from anonymous rental reviews on openigloo.
Reviews for 1040 Dean Street praise its well-maintained apartments, large balconies, and convenient location with a variety of ground-floor shops. The building features a good gym, friendly and helpful onsite staff including doormen and superintendents, and strong water pressure. However, many tenants express dissatisfaction with the property management, citing poor responsiveness, unexpected fees, and difficult lease conditions. Noise levels can vary, with top-floor units experiencing disruptions due to ongoing rooftop construction and occasional leaks. Pest control issues occur but are usually addressed promptly. Overall, this building suits renters seeking amenities and service quality but wary of management challenges.

Decent place, but feels overpriced. Don't live on the top floor!
Former Tenant
Pros:
There's a lot to like. The apartments are nice, and the ground floor of the building is great- there's a gourmet grocery store, a wine shop, a vet, and a dentist office, all of which I use (though I wouldn't recommend the dentist very strongly). Generally things in the building work, and the super/doormen are nice and helpful. Management is ok. The exercise room is nice and has a squat rack.
Street parking is pretty easy, though there's a lot of new buildings going up so it might get harder soon.
Balconies are quite large relative to NYC standards.
Cons:
They've been doing a lot of construction. It took them over a year to build the dog run in the courtyard, and they're doing loud construction on the roof all summer, which also caused leaking in a number of apartments (though they fixed the leaks quickly). They were also doing roof work last summer that caused leaking. Given their track record, I wouldn't be surprised if the same thing happens next summer. I would strongly discourage anyone from living on the top floor of this building.
There's a pool table and a ping pong table, but they're both in such poor condition that they're not worth using.
The A/C isn't amazing, but also I like it very cool. I feel like with a better A/C unit my energy bill would probably be lower.

great people, not so great property management
Former Tenant
Pros:
-the door people -the gym -the windows -the washing machines were quickly fixed
Cons:
-the management company; not easy to work with, and the lease requires 2 months of showings prior to lease ending, which is wild -the grocery store is close, but now it's super expensive and not as good as it was 3 years ago :(
