Decent place, but feels overpriced. Don't live on the top floor!
Pros
There's a lot to like. The apartments are nice, and the ground floor of the building is great- there's a gourmet grocery store, a wine shop, a vet, and a dentist office, all of which I use (though I wouldn't recommend the dentist very strongly). Generally things in the building work, and the super/doormen are nice and helpful. Management is ok. The exercise room is nice and has a squat rack. Street parking is pretty easy, though there's a lot of new buildings going up so it might get harder soon. Balconies are quite large relative to NYC standards.
Cons
They've been doing a lot of construction. It took them over a year to build the dog run in the courtyard, and they're doing loud construction on the roof all summer, which also caused leaking in a number of apartments (though they fixed the leaks quickly). They were also doing roof work last summer that caused leaking. Given their track record, I wouldn't be surprised if the same thing happens next summer. I would strongly discourage anyone from living on the top floor of this building. There's a pool table and a ping pong table, but they're both in such poor condition that they're not worth using. The A/C isn't amazing, but also I like it very cool. I feel like with a better A/C unit my energy bill would probably be lower.
great people, not so great property management
Pros
-the door people -the gym -the windows -the washing machines were quickly fixed
Cons
-the management company; not easy to work with, and the lease requires 2 months of showings prior to lease ending, which is wild -the grocery store is close, but now it's super expensive and not as good as it was 3 years ago :(
