Summarized from anonymous rental reviews on openigloo.
420 Kent Avenue offers stunning waterfront views, modern apartments, and extensive amenities including a gym, coworking spaces, rooftop pool, and package services. The building is clean, with well-managed garbage and good water pressure. Management is generally responsive, though some tenants report slow or dismissive communication. Noise from neighbors and parties, along with thin walls and occasional safety concerns, negatively impact the living experience. Many residents find the community transient due to frequent Airbnb rentals and strict, costly amenity fees that create divisions. Proximity to the subway is limited, and some infrastructure issues persist, suggesting room for improvement in tenant comfort and management practices.

Middle of the road
Former Tenant
Pros:
Package room and service is excellent.
Cons:
Amenities fees are terrible for what is provided. Rooftop pool furniture is dirty all year and looks like it’s been abandoned. Costs around $700 for 4 months of use. You can only bring 1 guest. The gym is an additional monthly fee. If you bring a guest it’s $40 for the guest.
Advice to owner:
Make the rooftop comparable to the Arlow’s rooftop / pool and lose all the insane amenity fees and guest constraints
