Crappy management, poor building construction quality, (mostly) good neighbors
Pros
Great location, good water pressure
Cons
Crappy unresponsive management who will avoid or drag their feet on important repairs. Management only staffs a part-time super (defying compliance with NYC laws and regulations) to take trash out twice a week so building often smells of trash and no one is readily available to complete urgent repairs or tend to time sensitive issues. Management refuses to make repairs until equipment (water heater, HVAC, ventilation) reaches a total failure state, often resulting is issues affecting multiple tenants instead of just one. The upper floors have recurring issues with water damage due to faulty roof drains. Despite this, ownership is selling top floor units at “premium” pricing - increasing rent prices 160% from what these units leased for 5 years ago, even though building quality has significantly deteriorated since then. To whatever sucker signs that lease, good luck!!!!
Advice to the owners
Do better. At minimum, follow the local laws regarding building management and superintendent requirements
Great place to live
Pros
The building is nice and small with only 16 units. The elevator, roof, and courtyard are wonderful and the apartments themselves are aesthetically pleasing.
Cons
There can be leaks that come from the 7th floor balcony and roof if it rains too hard too in too short of a period of time. Management has fixed it, though, and I’ve heard they’ve fixed the top floor apartments and hallway too. Only other thing is that this summer someone in the building adopted a pitbull that barks relentlessly and has tried to bite many residents on countless occasions. It’s put us quite on edge and the owners act like it’s no big deal, keeping it off leash in the common areas on the roof and courtyard. I’m not sure if they got it cleared with management before they adopted it. I would guess they didn’t because I can’t imagine they’d allow that breed especially in units this small. It’s unfortunate to be worried that you’re about to be victim to a dog attack when the elevator stops at their floor, which is most definitely a major con.
Advice to the owners
Put a weight limit on the animal size allowed in buildings
