Pros
Ecclectic neighborhood, plenty of eateries and shops, close to Manhattan, near LIE, BQE, laundromat across the street, bodega on corner of Greenpoint and bus to Bklyn, walking distance to parks, PS199, Aviation, LGA community college and 7 train 40th Lowery or 33 Rawson. Hallways and staircases are kept very clean, laundromat also on main floor (rear), covered garage parking option available, most tenants stay for years (some decades!). Stop lights on both ends of the block offer safer pedestrian crossing. Busses run along both corners of this bldg, cctv in lobby where mail and package deliveries are left (runs on honor system, but works well anyway). Stairs at main entry, but has wheelchair access ramp on side entrance on same street. Lobby is decorated on holidays, call intercom entrance. Each unit has an intercom device. Wooden floors, has studios, 1, 2, 3 BR, at least 28 units have balconies facing 38th street. Units in the back have city skyline views and view of old St. Raphael’s recess area. Plenty of closets but no walk in closets. Heating is decent in winter months.
Cons
Parking can be a hassle with street cleaning rules due to multi-car units. Go ahead and add garage fee if you want peace of mind. Greenpoint Avenue only has one lane each way for all cars and city busses. Bldg has 7 floors, not great when elevator breaks about 1 or 2 times a year for about a couple of days at a time. Some packages may end up at identical bldg number on 37th St (can be annoying to go there to check for any missing packages). Entire bldg only uses one WiFi/cable provider (I didn’t mind Spectrum).
