Charming little building

Pros:
Clean building with friendly but quiet neighbors. Right by the train and near a lot amazing restaurants. About a 10 minute walk to Broadway.
Cons:
No elevator. The building is run by a management company which is only available for less than half of the week and they aren’t super quick to respond. It’s an old building so you don’t really have the perks of a newer building.
Advice to owner:
Management company needs to respond quicker. New ovens, and bathroom needs major remodel.

Pros:
Big space great price didn't have to pay for heat or hot water. Rent stabilized.
Cons:
Roaches everywhere. Spoke with landlords and they told me I was the only one complaining. Asked for them to spray and they gave me roach traps instead. Always stood outside the building and watched you as you came in and out. Tried to blame me for a stuff I didn't do.
Advice to owner:
Get control of the bugs it was the worst part about the place. When a tenet asks for you to spray you should probably spray all apartments. Don't be cheap about pest control.

Mostly pretty great experience

Pros:
The owners live in the building. They’re around and responsive if you have any issues. I’ve seen the *very occasional* roach, but they’ll get an exterminator in right away. If I call them about something, they will respond. Really well kept and clean for a building as old as it is, especially compared to other similar buildings in the neighborhood.
Cons:
The owners can’t be reached by email or phone. You used to pretty much have to go knock on their doors. They now encourage you to reach out to the management company for any issues, *can* be reached by email or phone, but the company often does not pick up the phone, but they can be reached by email. It’s a bit of a pain sometimes, but really, they’ll get back to you and get issues fixed. Not that big a deal. The biggest issue though is probably on the first floor - not sure how the rest of the building experiences it - you can hear the boiler pretty loud sometimes. It’s even felt like the apartment was shaking. And there’s been issues with sink drains not drawing fast enough, so like the bathroom sink will fill up while you’re brushing your teeth or the kitchen sink will fill while doing dishes instead of just drain.
