100 year old building, get a rent stabilized apartment while you can
Pros
Rent stabilized, won’t increase in price more than 5% year over year. Good size apartment. Exterminator comes around to spray regularly. Stays really warm in the winter. Close to good grocery store and awesome bodega.
Cons
Its 100 years old. Wiring is too. Floorboards creak. West side of bldg gets 23rd st noise (1 am garbage pick ups). If you don’t get a recently renovated unit, the last time it was updated was probably the 80’s.
Advice to the owners
Be more proactive with current tenants about the possibility of piecemeal updates like doors and appliances. Hire real professionals - some of these painters and contractors do some iffy work.
