Not terrible .
Pros
It's a beautiful building, and the neighborhood is wonderful. Easy access to the N, R, W and M lines, lots of great food and shopping nearby.
Cons
The landlord is very overbearing, and she takes any complaints about the building personally. My heat didn't work properly for over a month upon move-in, and she regularly ignored my texts and calls (ballsy because she lives on the second floor) and wouldn't do anything about it until I threatened to call 311. The windows are extremely thin and not well insulated, which contributes to the cold and makes every noise from the street sound like it's coming from inside the apartment. When I tried to tell her the gaps in the seal of the windows was contributing to the heat issue, she snapped that there are no gaps in her windows, even though we could both literally feel the wind coming in. She also doesn't allow the USPS to access mailboxes for the individual apartments in accordance with the law. They just have to shove all the mail through a slot and it falls into a box that all three apartments use, so she can dig through your mail. You also can't buzz anyone in because the buzzer only works on the innermost front door.

Pros
Beautiful apartment and spacious for three roommates. Very bright light and well maintained.
Cons
The day we moved in, the landlord said “Welcome to my house.” At the time, the landlord lived in the building and would invite herself in after a word or two at the door. She would make accusations regarding our water usage or relatives who came to visit.
Advice to the owners
Respect tenant’s privacy and space.
