Balcony is wonderful in early morning, and at the end of the day when it starts to cool down. Second bathroom is wonderful in a NYC apartment that doesn't often have that convenience. The garden downstairs smells lovely in May.
Cons
I moved into this place in February, and I've moved out in June of the same year. There is a person who lives in this building with behavioral health and substance abuse issues. Be ready to deal with what that entails. - During our brief tenure, this person smoked cigars in the back bedroom. This was our chief complaint - the smoking ruined the two closets sharing the wall underneath his room. - I hope you like the sounds of Call of Duty in the back bedroom. It is played nonstop between the hours of 11am and 1am every day. - The event that ultimately required moving out: I was leaving for work one day, came into the stairwell to a hole kicked into the wall and a broken stairwell banister, with this person yelling "hey b***h!". When confronted, this person literally just muttered "why are you such a b***h" about 30 times. - The police came. First two officers in the building said "oh YOU again". Not a great indication. - Maybe two weeks before I moved out, the police came to the building to talk with this individual again. I don't know what about. Be advised that interactions with the police are a fixture. Best of luck with that. - The landlord does not speak English well. It is charming until there are issues with the building. Be ready for every issue you have will be addressed with "it's okay" with no resolution. If you speak Greek though you're in mint condition. There are other issues but do you want me to go on about cockroaches, and water that takes 2-5 minutes to get hot, or the stove that has burners that don't allow for a simmer? How about that birds will take up in the stove vent pipe and will build a nest on the balcony. What about that the cabinet doors were hung by an amateur and half of them don't really close. I hope you like weird red star stickers - they are everywhere. Ever been to Coco la Reve or Acapulco, two of Astoria's hottest clubs? They are down the street. It's loud with drunks at 4am. Good luck and godspeed. I wish openigloo were more widespread. Landlords of this nature still have immense power in NYC. And what are you going to do? You live in NYC. We wanted to live here, but cannot.
