Pros:
Very close to the 7 train. Decent amenities in unit but very basic. Decent neighbors.
Cons:
No washer/dryer. Super can be hard to reach and often need to follow-up multiple times in order to get them to come over. Slumlord owner illegally hiked rent for rent-stabilized units across their entire portfolio of ~100 buildings and is currently being sued in a class action lawsuit. Their modus operandi is to illegally hike rent by hundreds of dollars and eventually gentrify the neighborhoods with high rents. There was no heat for a few days this year during winter. Front door to the building doesn’t close properly. Owner clearly is a cheapskate and uses cheap materials to renovate the apartments.
Advice to owner:
Don’t cheap out on renovation materials. Don’t illegally hike rents for the purposes of illegally inflating rent.
