How much are the amenities, and is there a way to avoid the large deposit when renting? Is the noise in the lower levels acceptable? Are people nice? Thanks for any advice

In the summer months, the waterfront is pretty busy and so you may hear some late-night party noise and motorcycles but it's not too bad; better than many other locations in the city. Soundproofing between units is ok but if you get stuck next to an inconsiderate neighbor, there's not much the building management can/will do. I found the building staff ok - not particularly friendly or professional or helpful but more minor frustrations than anything major. I found the people living in the building to be a mixed bag - many were inconsiderate (having their dogs offleash running around the lobby; leaving trash in the hall; smoking directly in front of the doors, etc.) but that's been true of a lot of rentals I've lived in.

Great Neighborhood Vibes

Pros:

The building is clean, highly responsive, and the overall neighborhood vibe is great. It's a 50-story building and there are many tenants. I rarely have a negative interaction with anyone.

Cons:

The management company is borderline difficult - very rigid about package pickups (no one but lease holders allowed), apartment access (they won't send anyone up unless you're home or they're specifically registered). I've had some trouble getting groceries delivered or my dog dropped off from daycare when I'm not home. Amenity spaces close around 10pm.
