I could not recommend this building
Pros
The apartments are more square footage than a typical new "luxury" building. Convenience to the subway. Virtually no vermin.
Cons
For what's marketed as a luxury building, the demographic that lives here is a mix of young 20 something's and families or individuals through NYC's low income housing program. Don't expect much of the Manhattan young urban professional or young families. You can't blame that on the landlord though, they'll happily rent to whoever is qualified. It's more so telling of the location of the building and who would pay the advertised rent. Mind you, I don't think any single unit has rented without a concession. The prices they are trying to charge are well above market for this area. With that said you'll probably have neighbors with loud speakers and constantly smell weed on your floor. Some of the people who live here truly act like they've never lived around other people before. The roof smells like dog pee all the time because half the tenants relieve their dogs up there without caring that's where people like to relax. There was even a point of constant dog poop up there from careless owners who don't pick up after. Roof furniture gets damaged, shifted around, and trash gets left around without being thrown out. People leave trash anywhere and everywhere like the lobby next to the mailboxes and I’ve even seen gum spit out in the elevator. Yes this is on the crappy low life tenants and whatever company they bring over but it's also on the building. I lived in a true luxury building in Manhattan. The doormen know you by name and vice versa. There were several consistent porters who did an excellent job of maintaining and cleaning. The people who lived there were a little more well-mannered and intelligent. This building is almost the opposite. There's no doorman. They subcontract a cleaning company that comes twice a week and does a bare minimum. Management doesn't give you a phone number and hides behind an online portal where your tickets can take days to get responded to. Many of us have dealt with stolen packages and the building does absolutely nothing to mitigate it. They’ll tell you to file a police report. Mind you, the building is equipped with security cameras everywhere manned by a company called LiveLion. Management tells us they’re constantly monitoring it. But when your package gets stolen, they won’t review the footage to tell you who did it. I resorted to paying for a package handling store down the block. Last time I checked luxury doesn’t mean running downstairs to the lobby when a package is delivered to get it before it gets stolen. From the bare minimum maintenance and cleaning to the low quality of renters that continue to occupy it, this building will soon give the impression that it's entirely low income housing. If you have respect for others, don't live here.
Advice to the owners
Give us a phone number for emergencies. Give the impression that the common areas have rules that should be respected and enforced.
Not the best but not the worst
Pros
Convenient location to the J, M and G subway lines. When something breaks, generally they're addressed and responded to quickly unless the work needs to be outsourced by a third party.
Cons
Apartment is made of cheap materials and already breaking or wearing out after a year of living here. Management is slow to respond but eventually will. Front door is constantly breaking and random people are able to get in. Only one elevator in the building and it moves so slowly.
