What does “best-pest-control” mean on Openigloo?

It’s a building-level filter based on Openigloo’s available pest-control signals. Use it to find candidates, then confirm the exact inspection and treatment process with the building.

How does “near the M12 bus” affect my search here?

It narrows results to buildings in All Upper West Side that are close to the M12 route, so your shortlist stays convenient for your commute. Still check the precise walking path and timing from your unit.

Are these filters a guarantee that there will never be pests?

No. The filter helps you start with buildings flagged for pest-control signals, but real-world conditions can change. Ask about current preventative measures and the plan for active complaints.

What should I ask the building about pest-control before signing?

Ask about inspection frequency, treatment methods, responsibilities during treatment (prep steps), response time after a report, and follow-up inspections to confirm resolution.

Does this page cover bed bugs and rodents, or only certain pests?

The filter is about pest-control signals, but it doesn’t replace a direct conversation. Ask which pests are specifically addressed and what protocols are used for the concerns you have.

Is it possible for a building to be highly rated but still not work for my situation?

Yes. Ratings help you compare buildings, but lease terms, unit conditions, and how management handles reports can vary. Make sure you’re comfortable with the pest-control process and any tenant obligations.

What to check before choosing a building highly rated for pest control near the M12 bus in All Upper West Side

Shortlist buildings marked best-pest-control, then verify the maintenance plan (inspection cadence, treatment types, and who performs it).
Because you’re searching near the M12 bus, re-check the exact block and walking time at your usual arrival hours.
Ask what happens when there’s an active issue: response time, whether tenants need to prepare, and follow-up checks.
Confirm any documentation expectations (recent treatments, reports, or remediation notes) and whether records are shared with residents.
Before committing, review the full move-in cost beyond the pest-control filter (any fees, deposits, and utility responsibility).
If you have specific concerns (bed bugs, roaches, rodents), ask which pests are covered and what triggers additional action.
