What does the “best-heat” filter mean on Openigloo?

It’s a building-level selection based on heating-related signals from Openigloo’s data. Use it to shortlist buildings, then confirm specifics directly with the building and via tenant Q&A.

Why combine “best-heat” with “BX33 bus”?

Heat performance is one concern, and commute access is another. This pair narrows results to buildings that match both priorities, so your tours cover fewer, more relevant locations.

How should I use the ratings on this page?

Treat the rating as a snapshot of what rated buildings are reporting overall. If heat matters most for you, read the heat-relevant comments and ask follow-ups through Q&A before signing.

What questions should I ask the super or management about heat?

Ask how heat is regulated in winter, how problems are reported, typical repair timelines, and whether there are common unit-specific issues (thermostat setup, radiators/heat delivery, or insulation concerns).

Does “highly rated for heat” guarantee my unit will stay warm?

No. Different units in the same building can experience different outcomes. Confirm heat performance for the specific apartment and request any relevant maintenance history or recent inspection notes.

Is there any catch with filtering for “best-heat”?

Signals can lag behind changes in management or maintenance practices. Use Openigloo feedback to guide questions, but still verify current conditions directly with the building.

Which neighborhoods are trending (and how many buildings are in each right now)?

East Village with 11,857+ buildings; Hell's Kitchen with 6,943+ buildings; Yorkville with 9,328+ buildings; Lenox Hill with 8,357+ buildings; Kips Bay with 4,472+ buildings.

What to check before choosing a building highly rated for heat near the BX33 bus in Central Harlem

Start with the “best-heat” filter, then confirm details in the building’s listing and Q&A (heater type, typical response time, and any recurring complaints).
Use the BX33 bus filter as a practical commute constraint, but still verify the exact walking route and travel time during hours you care about.
Before applying, ask how heat is maintained during cold snaps and whether repairs are handled by a dedicated super/management team.
If a building shows off-cycle maintenance notes, request written clarification on timelines and what tenants should do to report problems.
Cross-check asking rent vs. your full monthly cost (move-in requirements, deposit, utilities expectations) so the heat-focused building still fits your budget.
