What does “low open violations” mean on Openigloo?

It refers to buildings that Openigloo flags as having low counts of open violations based on NYC open records. It’s a screening signal, not a live “as of today” status.

How is the “near President St–Medgar Evers College” area defined here?

This page limits results to buildings close to the President St–Medgar Evers College station area using Openigloo’s location mapping for the station.

Are low open violations a guarantee there won’t be problems?

No. Even with low open-record rates, conditions can change. Ask the building directly about current maintenance backlogs, recent work orders, and any active concerns.

Does the data reflect the latest repairs or only what’s already filed?

Open-record signals come from NYC open data, which may not match real-world conditions in real time. Use it as a starting point, then verify with the building using current dates and documentation.

What should I ask the landlord or super before signing?

Ask about the status of any listed violation categories, whether issues were resolved recently, what inspections or treatments occurred (if relevant), and who handles follow-up requests. Request answers in writing when possible.

How should I use renter notes and Openigloo signals together?

Treat building notes as context: look for patterns (recurring vs. one-time) and timing. Then cross-check with the building’s current plan for maintenance, complaints, and repairs.
