What does “good cause” mean on this page?

It’s a tenant-protection category that applies to certain rent regulation scenarios. On Openigloo, the filter is used to surface buildings where good-cause rules may limit specific rent increases and non-renewal reasons. You still need to confirm coverage and how it applies to your specific tenancy.

How many buildings match this QM40 + good cause filter right now?

There are 643+ buildings showing as eligible on this page as of 2026-07-07.

How does the “near the QM40 bus” part work?

This scope is tied to the QM40 route area. Use it as a starting point, then double-check the commute by mapping your likely walking time to stops during your normal travel hours.

Is a good-cause filter a guarantee about rent increases or renewals?

No. It’s a filter signal, not legal coverage for every situation. Ask the building how renewals would work for your unit and what rent adjustments could occur, and request the renewal terms in writing.

What should I ask before signing if the building is flagged under good cause?

Ask about renewal conditions, the circumstances under which non-renewal could occur, and how rent changes would be calculated. Also ask for the specific renewal language in your lease or renewal offer.

Does Openigloo verify the building’s current conditions?

Openigloo aggregates signals like ratings and tenant Q&A and includes open-data context. Still, you should tour the unit, test key systems, and ask management for up-to-date answers about maintenance, repairs, and building policies.

Are there additional costs beyond rent I should confirm?

Yes. Even when you’re focused on rent rules, confirm the full move-in and ongoing monthly cost with the building, including deposits, fees, and any utility responsibilities, before you apply or sign.
