Question 1

What does “good cause” mean on this Queens buildings page?

Accepted Answer

On Openigloo, “good cause” is a tenant-protection filter category tied to regulatory coverage. It doesn’t describe an individual unit’s rent or availability, so you should still verify the lease terms with the building.

Question 2

How does the “near the R train” part work here?

Accepted Answer

The page combines the good-cause filter with a route-based location constraint for areas served by the R subway line. Use it to focus your search on buildings along that corridor, then confirm the nearest stop to your specific unit.

Question 3

Do the buildings shown all have apartments currently available?

Accepted Answer

This page scope is the filter pair (good cause + R-train). It may include buildings without an active unit right now. When you click into a building, check current apartment availability on Openigloo.

Question 4

What should I verify before signing a lease, even with the good-cause filter?

Accepted Answer

Verify unit-specific details (rent, lease length, fees/deposits), building policies that affect your move-in, and any renewal/transfer process questions you have. The filter helps narrow coverage, but lease terms can still vary by building and unit.

Question 5

Where does Openigloo data come from, and how should I use it?

Accepted Answer

Openigloo aggregates signals like tenant Q&A and review data where available to help you screen buildings faster. Treat it as a starting point, and ask the building directly to confirm current rules, costs, and process timelines.

Question 6

Which neighborhoods are trending in this Queens scope?

Accepted Answer

Hunters Point with 2,110+ buildings; Ridgewood with 3,826+ buildings; Sunnyside with 1,960+ buildings; Ditmars-Steinway with 2,222+ buildings; Forest Hills with 1,363+ buildings.

Question 7

Can I rely on the filter to predict how my landlord will handle renewals?

Accepted Answer

The good-cause filter indicates tenant-protection coverage, but it doesn’t replace asking questions about how your building processes renewals and what documentation they require. Ask for the building’s current process and timeline for your specific situation.
