Potential to be outstanding

Pros:
Neighbors are nice and respectful. Neighborhood is quiet during the when the parks are not busy.
Cons:
Loud during the summer. Heat and hot waters goes out sometimes in the winter.
Advice to owner:
Be more responsive.

Great building, noisy park

Pros:
Close to park, well kept, friendly neighbors, big bedrooms, dog and family friendly
Cons:
Water does not get hot for two minutes. The noise levels in the park are INSANE. If you have a unit facing the park, you will never sleep again.
Advice to owner:
None - I have no idea how to solve the park noise problem.

Deregulation is the name of the game.

Pros:
The super is a good person. He has a tough job caught in the middle of the war between the landlord and tenants. Tenant association is strong but we are getting tired of dealing with the landlord.
Cons:
Beware, the walls are painfully thin, its by design. When NYC rent-stabilized tenants refuse to be pushed out, landlords take a more aggressive approach: They deregulate through vacancy. During an illegal renovation, the contractor removes all insulation between walls, then zero insulation between apts., pitting neighbor against neighbor or moving because of sleep deprivation. Living here is a job. It took years to resolve the no hot water, no heat issue. If your neighbor smokes, so will you. They bought the building for $8m, they are trying to evict as many tenants as possible. The building is on a list with the DA concerning construction fraud.
Advice to owner:
A&E is exactly like Goldman Sachs. They refuse to give our older super a porter but expect him to handle all the cleaning in the building and covid management cleaning.
