MIA landlord, great neighborhood

Amazing location right by the park in a great neighborhood. Rent never went up.

You get what you pay for –– Cheap and poorly maintained apartment

Pros:
The neighborhood is great! Really cute and close to lots of popular restaurants and bars. The best part is the proximity to Nighthawk and Prospect Park. Short walk to the subway. Cheap
Cons:
Not clean, garbage piles up, always some new issue (water damage, floors, leaks, superficial wear). Apartments are narrow and have VERY little space. No live-in super. Landlord never hires companies just flakey "contractors." Landlord doesn't even live in Brooklyn.
Advice to owner:
Care about your tenants and respond when there are issues! Take pride in the building because the neighbors hate you.

Cozy building, distant landlord

Pros:
This building has a small number of units and is on a cozy, quiet street. Tenants have access to the basement for extra storage. Landlord is friendly and does not raise the rent.
Cons:
The heat and hot water consistently go out, the landlord is responsive but does not seem to properly fix the issue. There is no super so you have to repeatedly ask landlord for issues to be fixed. In my time here we have had issues with ants, flies and mice. The mice were caused by the wall behind the fridge being unfinished. Our dishwasher was broken for months before we got a new one, which meant we had sitting water and got drain flies in the kitchen and shower.
Advice to owner:
This is a lovely building with good bones! It just needs some TLC and not properly addressing core issues is creating too many problems.
