Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews for buildings managed by Solomon Kurz reveal a mixed experience. While some buildings are praised for spacious units, diverse neighborhoods, and convenient locations near transit, significant management issues persist. Common complaints include poor responsiveness from the property manager and superintendents, frequent pest infestations (cockroaches, mice, bedbugs), recurrent maintenance delays, and unsanitary conditions. Safety concerns due to lack of proper fire safety measures and unresolved building violations are noted. Despite some clean and quiet buildings, tenants consistently highlight disrespectful management and neglected repairs, urging a need for better tenant communication, quicker issue resolution, and improved upkeep to ensure tenant well-being.

Buyer/Prospective Tenant Be VERY Aware

Pros

They painted the lobby and the building location close to two train stations is great.

Cons

Super is not up to task and hates being bothered "after work hours" or weekends but is a LIVE IN SUPER just for the possibility of after hours problems. . Porter is property agent's husband and rarely cleans but does complain about having to do it. Elevator is out of service all the time. We're getting new laundry (to attract new tenants/owners. Otherwise, the dryers burn your clothes and the basement is just plain scary to be in. The roof is leaky and not in great condition if we keep getting leaks year round because of it (according to Super). Leaks, mold, lead paint; not sure why the bedbug report says zero because i can see at least 5 apartments that STILL have them. We have incessant mice and roaches. The floors are terrible and bathroom leak. We have no fire exit signs, lights in staircases, fire extinguishers or any security in case we have another fire. Oh, yes, there was a DEADLY fire here in December 2025 and landlord has yet to care. Check building violations...

Super is very busy, will not always be responsive.
