Avoid Smart Management (180N 7th street)

Pros

Location, building itself

Cons

Recommend avoiding Smart Management. While the property itself is nice and in a great location (180 North 7th Street in Williamsburg), the management is awful. Issues have included heat not working in the winter, A/C not working in the summer, trash and debris in the parking lot contributing to unhoused individuals residing there, failure to remove snow from the parking lot in winter, and frequent elevator breakdowns that have resulted in people being trapped. The overall experience is that management barely does the minimum required. It is not unusual to find a summons on the building door from the city because the building is in violation. The strategy seems to be encouraging tenants to move out every year to avoid accountability. The third floor also had mice. Management may say they fix things as quickly as possible, but that has not been my experience. Repairs often take months, and they hire unqualified people, meaning issues are frequently not properly resolved (which may explain why the elevator routinely breaks down). If you see the building, just take a look around. Notice the trash in the parking lot, and anything else you see "under repair" has probably been that way for a while and will probably not be repaired anytime soon. Avoid Yitty, Pat, and Smart Management at all costs.
