Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant feedback on buildings managed by James Dimitriades reveals significant variability. Positives include generally clean and rent-stabilized apartments with convenient amenities like laundry and proximity to parks, along with sometimes helpful and friendly live-in supers. However, major issues recur: inconsistent and often insufficient heating, poor pest control especially bedbugs and roaches, thin walls leading to noise disturbances, and unresponsive or slow management. Several buildings suffer from structural neglect, poor garbage maintenance, and security concerns. Management is frequently criticized for lack of timely repairs and inadequate building upkeep. Prospective renters should expect responsiveness to vary greatly and should be cautious of ongoing pest and maintenance problems.

Pros

Clean, elevator and laundry in-building, live-in super

Cons

Heat is hit or miss in some units until you harass them. Super is responsive but changes somewhat often. Not enough laundry units

Paper thin walls

Pros

Rent stabilized, great super, right by the park.

Cons

The walls and ceiling here are truly paper thin. You can hear every footstep above you, and if you have loud neighbors you can literally hear every word they say. A lot of people have been here for a long time and feel like they own the place and can be really disruptive/think nothing of loud noise throughout the night
