Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants across buildings managed by Alan Shamah report a mix of experiences with management responsiveness, which tends to vary significantly—some find management and supers attentive and helpful, while others experience delays and poor communication. Common issues include persistent pest problems (rats, roaches, bedbugs) that are often inadequately addressed, inconsistent heating and hot water, and sporadic cleanliness and garbage management challenges. Many buildings suffer from noise disturbances and unruly neighbors, impacting tenant comfort. While rent stabilization offers affordability in some locations, building maintenance and upkeep appear inconsistent, with calls for stricter enforcement of rules and better pest control. Overall, management shows attempts to improve but significant gaps remain.

Major rat problem!

Pros

Neighbors are nice for the most part Building isn’t too loud

Cons

Heat only works sometimes Hot water never gets truly hot This building has a major rat/mouse problem. It’s right next door to a tiny park/outside area and we think that’s where they enter from. Building did absolutely nothing to address the issue. The lady downstairs from us had to call 311 before anything was done. The people on the first and second floor still have mice issues and it’s like the building doesn’t care. Building also has an ant problem

Advice to the owners

Fix your mouse problem!

Decent Rent and Space

Pros

-Not too expensive rent -Good amount of space in the apartment -Has elevator and laundry -And located about an 8 min walk from the train and close to buses -Has onsite super

Cons

- Management is very unresponsive and you have to follow up multiple times to get any response or anything fixed. -Elevator would take forever to come and was down multiple times -Has laundry but washers and dryers were down multiple times and there’s no ventilation in the basement and smells awful -Older building in need of repairs (paint chipping, cracks in the walls/floors, sloped and uneven floors) - Very low water pressure - Always people standing outside the building smoking or people smoking in the hallways/stairwells. -Does have a roach problem but they offer monthly exterminator services which did help ease the problem (but I will say it took months to see any progress and the exterminator only comes to tenants who sign up for it so they don’t service the whole building and probably never fix the true issue) -Trash cans are on the side of the building and are always overflowing with trash causing rats. - People always leaving trash in the elevator and hallways.

Advice to the owners

Clean and repair the building and be more responsive in helping tenants
