Honeypot Housing with Great Vibes

Pros

The neighborhood doesn't get better. Block parties, great restaurants / bars, several grocery stores within a stone throw, super walkable, you're engulfed by a family-oriented community who genuinely care. Some really cool tenants as well.

Cons

The [transactional] communal living the building projects online exists immediately outside of the building's confinements, which unironically neither the super, manager nor tenants seem to have any involvement in. Extremely poor management all around, it's actually laughable. Lacking initiative in most regards, unresolved mold & pest issues, squatting, illegal evictions and a charming yet deteriorating building that is left untended for. The property manager is unfit to "manage" anything. The super is avoidant but means well.

Advice to the owners

Commit to your tenants or sell to someone that will!

nice location, but dirty

Pros

the location is very nice. the building has a fraternity style of living. you see the neighbors a lot. you may or may not like that
