Good location with some issues

Pros

Amazing location, rooms all fit a full bed, good super, large living space

Cons

Cleanliness issues on the first floor, bathroom ceiling kept crumbling and falling because of water damage, rooms are kinda small

Nice apartments but problematic building

Pros

The newer apartments are nice. Owner is responsive. Excellent location.

Cons

Common areas are filthy and not kept up well. Problems with garbage management. The super can be unresponsive.. you have to go through owner to get any response. They’ll fix issues with a band aid but refuse to replace anything. Issues with packages going missing from inside the building. Recently there have been people using hard drugs outside. Almost certain the security cameras do not work. No issues with pests in my unit but will see roaches in hallway / stairwells. Occasional issues with heat and hot water. There is a mix of tenants in this building. Some younger, some nice families, but a few problematic tenants as well. One tenant on the first floor smokes indoors and it makes the whole building smell. If you are not in a rent stabilized unit, expect rent gouging each year.

Advice to the owners

Thes building needs more TLC and attention to cleanliness, especially when it comes to rent stabilized units/tenants. If you want to increase prices because of the location, the general upkeep of the building should warrant it.
