Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for PHILIP GROSSMAN's buildings consistently highlights spacious apartments and good locations in Manhattan's East Village. However, renters frequently report poor management responsiveness to critical issues such as heating failures, persistent plumbing problems, and package thefts. Sanitation and pest control are often subpar, with several complaints about cockroaches, mold, and grime in common areas. Noise levels can be high, especially on street-facing units, and communications are typically described as outdated and inefficient. While some supers are viewed as kind, maintenance is often slow or inadequate. Overall, expect challenges with management responsiveness and building upkeep despite attractive apartment features.

Would not recommend

Pros

Good location, apartment was well priced until 2026 lease renewal when landlords raised rent by $1250

Cons

Neighbor steels packages and landlord has not done anything about it despite multiple reports with photo and video evidence, month without heat in winter of 2026 where temperatures dropped below 40 degrees in the apartment, more than 20 days without consistent hot water. Super is kind but slow to fulfill maintenance requests.

Perfect apartment but the landlord is god awful

Pros

Great space, decent price, beautiful apartment, convenient location

Cons

Same issue as all the comments here. Lack of heat, stolen packages, never response, issues never address even though super checked them out. Every time an issue was bought up, the landlord would give some half ass excuses to not address it. Building has cameras but you can’t check it to see who took your packages, many apartments have heat issues but they refused to look at the root cause of heating issue (the system is not strong enough)
