Needing serious updates landlord owns the ground floor always empty restaurant

Location is great
Used to be affordable (not anymore)
Cons:
Trash cans blocking the exit-fire hasard
Mouse infested
Entry floors not structurally stable
Hallways last painted in the 90´s
Electrical panels outdated
Windows do not close
No fire alarm
Advice to owner:
All of the above needs serious attention.

Very nice building and good and nice management

The property is well managed and supper is very responsive.
Cons:
Heating is too high in the winter (Have to sleep with windows slightly opened)
