Icon Realty raises rents A LOT after just one year

Pros:
Nice people. Great block
Cons:
Icon’s access clause in lease meant that when They raised the rent more than was fair (bait n switch) they demanded access seven days a week with no consideration for my work schedule for reaktors to show my private stuff to every Tom Dick and Harry. Prospective tenants barged in and tracked dirt all over. The landlord just did not care.
Advice to owner:
Watch out for the DA because access clauses are borderline harassment

Great Location, Good Building

Pros:
Great proximity to Central Park, basic & pleasant interior foyer. Landlord requires rugs in the units which can cut down on overhead noise.
Cons:
Heat is included which means you can’t control it. It’s an old system which makes quite a bit of noise, and is unpredictable (can get very hot, or be very cold). Mostly a tenant issue, but garbage not disposed of properly at times.

Charming but needs updates

Pros:
Beautiful pre war apartments and original details Friendly neighbors aside from one that lives pretty dirty They vacuum the hallway carpets every week Great location near central park
Cons:
Rent increased an insane amount for an old walk-up apartment with no laundry in the building or an updated kitchen, although we had been living there for 3 years
Advice to owner:
Respect tenants that have been there awhile and have kept the apartment in good shape
