Review summary

Summarized from anonymous rental reviews on Openigloo.

Reviews for buildings managed by Frances Frankel reveal consistent issues with management responsiveness and maintenance. Tenants frequently report poor cleanliness, pest infestations, and inadequate garbage management. Heating and water pressure are often problematic, and safety concerns such as mold and lack of detectors are left unaddressed. Management is described as difficult to contact, sometimes unprofessional, and slow to respond to urgent repair requests. Communication gaps and minimal office hours contribute to tenant dissatisfaction. Overall, renters advise more proactive property maintenance, adherence to safety regulations, and improved communication to foster a livable environment and tenant trust.

Reviews

Former tenant·9 minutes ago

Health hazard run by people as toxic as the apartment —don’t walk, RUN.

Pros

None worth the health and emotional toll. The space could be nice if it weren’t actively endangering tenants.

Cons

Toxic mold ignored for months. Mice. Bedbugs—twice—with no legal self-reporting. A heater that caught fire. No carbon monoxide detector despite repeated requests. No alarms in all bedrooms. Contractors sent without explanation or language access. Work done without proof. Retaliatory behavior, stonewalling, and deposit theft even after constructive eviction.

Advice to the owners

Maybe stop breaking the law. Don’t ignore serious habitability issues, then continue doing so even after a lawyer puts you on notice. At minimum, follow basic safety regulations and self-report infestations like you’re legally required to. It’s wild that you’re this reckless when litigation is actively on the table.

Avoid this building and avoid this management company

Pros

The noise was minimal most of the time because the unit faces away from the street and it’s close to a laundromat.

Cons

The apartment was dirty upon move in (roaches in cabinets, grease all over the stove and cabinets and in the sink, nasty tub, etc.) The stairwell to get to the apartment is neglected, missing paint, and just extremely dirty with dust and dead bugs. The bathtub is rough/sharp and hurts your feet, and does not drain properly. There were numerous issues with heating during the winter that were impossible to get solved because the management office is literally only open for 16 hours a week. We had major flooding in the downstairs hallway to the apartment due to a broken radiator, and the landlord, management company, building owner, and maintenance guy were impossible to reach. The flooring and paint job are horrific and lazily done throughout the whole unit. Management is rude, and the maintenance guy scolded and swore at me when I called him over to assess mold or damage from the flood mentioned above. Overall a gross place.

Advice to the owners

Take care of your property instead of just doing the bare minimum.
