fast and timely repairs when needed, repair team on site, elevator building with basic amenities, mainly post grad residents ages 22-30, area is decent/convenient for transportation

management company kind of sucks and will nickel and dime you when they can. They also are closed more often than they are open which makes it hard to get in touch

Spacious apartments, kind doormen who take the time to learn your name and efficiently get packages to you
Cons:
Expensive, management jacks rent by $1000+ each year, laundry room is gross - washers always broken leaving clothes SOAKING wet, service elevator constantly out of service to get to laundry room, main elevators are tiny, constantly broken, pack 10+ people in at a time like sardines, drug addicts live in the courtyard and outside the building, bad location far away from subway lines, mandatory gym fee for a nasty cement block gym in the basement, DONT waste your money this building is a frat house and it truly is the worst.
Advice to owner:
Make improvements to amenities, fix washers, probably make the elevator situation less horrendous for residents

Great Location But So Small It Was Hard To Exist

Doorman building with doormen that actually care, I was in a refinished apartment and generally quality appliances, the laundry space was always clean and large enough that there was minimal wait, I was on the G line and the one closet is huge, neighborhood is obviously unbeatable.
Cons:
I had roaches for a year and it was due to neighbors not having it under control, I eliminated all food and garbage from the apt and kept it steril-level clean, but roaches persisted. The building's response was to send someone every few weeks to spray but it did nothing. You're paying for the location because the studio unit (G line) was so small I really couldn't sustain living there for any extended period of time. Some of the neighbors (in the building and in the neighborhood) have been there since the invention of sliced bread so they're curmudgeonly, but I guess that's the UWS. Don't expect your full deposit back, they'll fight you tooth and nail on the SMALLEST things.

Extremely small studio for the price, no full sized fridge or oven (just two burners and a mini fridge), barely any counter space, have caught roaches several times, insane rent increases over the past 3 years (65%+)

We got in a huge disagreement during move out during covid and they tried to charge me an obscene amount after a mistake by their leasing office.

I lived here right out of college and it was perfect for that time in my life. The building is full of people in their early 20s. Great doormen. Close to Trader Joe’s, target, fairway, and the AMC movie theater, and it’s above a Duane Reade
Cons:
It was loud and you can feel like you age out of it quickly.

Convenient location, right by subway and park.
If you are in a north facing apartment it’s very quiet
Cons:
Last year they tried to raise our rent 40%. We negotiated it down to 30%. They use high pressure tactics to get you to sign. There are cockroaches EVERYWHERE. We plug our sinks up every night, wipe down the sinks, do self extermination. We even keep our toaster in a 2 gallon zip lock bag so there’s no snacks for the roaches and they still come back!
This used to be an old hotel that was converted into apartments so the kitchens are teenytiny. We don’t even have a kitchen drawer and have one kitchen cabinet! The fridge is old and tiny (I’m taller than it and I’m 5’ 3”), and the shelves are broken and are held up by super glue. Somehow management tries to argue this is a luxury building to justify the price.
Bathrooms are old fixtures from the 80’s. Tiny sink with no storages. When it’s super cold out we get icicles on the inside of the bathroom window. There is lead in the paint.
Advice to owner:
Fix up this dump if you’re gonna charge high prices

Nice place for a temporary stay

Note: this is for Parc Cameron, 41 W 86th (the app defaults the address to 37 w 86th).
This is a well-functioning building with 24-hour desk attendants and basic amenities like package notifications and trash/recycling. The building is clean, staff is friendly, and maintenance requests are handled very quickly. Units are small for the price, even in this neighborhood, but the location can’t be beat.
Cons:
This is a great temporary housing solution, especially if you get a good deal. However, they raise rents 25-50% each year and will not negotiate.
The building has a number of rent-stabilized units grandfathered in from before Equity management bought the building. The rest of the tenants face exorbitant rent increases. So don’t plan to make this place a long term home.
Advice to owner:
Try to balance your profits with the needs of your tenants. And if you can’t, at least be transparent about what you do from the outset so potential tenants can make informed derisions. It’s devastating to get hit with increases like this.
