Inadequate heat and hot water for a few years now

Pros

Great amount of space for what you're paying. It's a wonderful neighborhood with friendly neighbors. Certainly not Shamco's doing though.

Cons

Consistently for several years in a row there has been no or very little heat building-wide. 311 has been very slow to address these concerns. It will be 20-30 degrees out during the winter and the heat will come on maybe 30 minutes twice a day. They have installed anti-scald devices on many showers (so the water is barely hot), and when I've complained, I've been belittled and told the water is "good enough." They're just incredibly lazy and do not care at all about tenants.

Advice to the owners

Fix the boiler. Fix the water pressure.

Nice Community - TERRIBLE Management Company

Pros

We have met lovely neighbors in this building, many who have lived here for a long time because the building is rent stabilized. The porter is very responsive, and there is a locker for packages in the building.

Cons

We have had so many problems in this building. Elevator outages, major ceiling leaks, laundry machine outages, and the worst part is that the management company is absolutely negligent. One ceiling leak in our building took over two years to be addressed. Our current leak has been a problem since April 2025 and it's now September. We call, we email, we get in touch with the super, and the ONLY times we get responses are when we file or threaten to file a 311 complaint. If it weren't for the rent stabilization and the fact that we have been totally priced out of the building, we would have already moved. And our rent is not *that* low - we are currently paying about $2550/month for a two bedroom. This management company also owns some luxury buildings in New Jersey and it's clear that's all they care about.

Stop ignoring your tenants!
