Many good points but some significant bad.
Pros
Friendly doorman, super lives in building, I have my own washer dryer and an ice maker in my fridge and I have a parking place in bldg at a reasonable cost. Also allows dogs.
Cons
Have had three mice infestations despite dumping garbage nightly. The HVAC units are very old and I have had three floods in six years although the floors were replaced and carpets cleaned. Pest control comes weekly which is not enough when you have a big problem. Also there is constant noise from renovations and my rent is going up 8.7% a year as a market tenant so I am moving out when my lease ends to a studio but they are v expensive. There is also a lot of street noise. I replaced a lot of lighting fixtures- everything is builder grade. The ventilation in bathrooms and kitchens can also be iffy. Major mold problem in 400 e 89 so I had to move out and almost a year later I am still in court. Yes I did mold testing and they lie about everything- so much unnecessary upset and so many lawsuits going on.
Advice to the owners
Value your longer term paying market tenants with more reasonable increases. You are getting above market rent. Also the basement stinks from the garbage. Mice are a problem and mold from radiator leaks are everywhere. Do better.
Lovely building staff, terrible owners
Pros
Great location, huge apartments. Edo and his staff are really great. All the doormen are helpful and kind. The building is managed well and maintenance requests are addressed quickly.
Cons
The management is Solil, one of the biggest landlords in NYC. They do not care about tenants. They will raise the rent by hundreds of dollars a month and will not entertain any negotiations. Leasing staff at the office are rude. Negotiate really aggressively when you sign a lease
