Smaller Building with more space in apartments

Pros

It is a smaller building with only 4 units, so you can get to know the neighbors and communicate about the building. It appears all units have washers/dryers which is a plus. All units seem to be quite big/spacious. Able to access the roof.

Cons

The stairs/common area is not cleaned regularly/ever (you have to ask multiple times if you want it done). A few homeless people have gotten into the building: one went to the bathroom (someone also went to bathroom #2 outside the apartment entry door, blocking the entry) and another fell asleep in front of another unit's door. Mail that is meant to go to the management office ends up on the floor of the foyer. Regarding the garbage, there is one trash can at the top of the stairs to put trash for the whole building but it is only picked up once a week. Despite the trash being picked up on Monday, Wednesday, and Friday. Nowhere outside for the trash to be put, it ends up on the sidewalk. The heat is okay, gets quite hot, and have to ask for it to be turned on/remind management. Neighbors are younger, so some parties every once in a while. The front part of the apartment gets quite a lot of noise from the street and some from being right off 6th Ave. I have never seen so many different types of bugs in my life. Roaches (in apartment and common areas), fruit flies (despite putting out traps/home remedies), gnats, mosquitos, silverfish, beetles, and a few spiders. Management is aware and they have been asked to hire an exterminator for the building they have not. When it comes to repairs in the apartment everything is a quick fix/done poorly or takes forever if someone from their office can't do it and they have to hire someone.

Advice to the owners

taking care of basic building maintenance will go a long way.
