pervasive plumbing issues - management trying to sell out

Pros:
Pre-war so you can barely hear your neighbors. Many of the apartments have been newly renovated with in-unit washer-driers and nice bathroom/kitchen finishes. Rooms are on the larger side. Very nice, quiet area with friendly neighbors. Package theft used to be a big issue but not so much right now.
Cons:
In just the past year there have been plumbing issues/leaks in AT LEAST three separate lines (not just individual apartments, the WHOLE LINE). The pipes are old/corroded and management is seemingly uninterested in actually fixing the problem, just putting up quick patches. They're trying to sell the building right now so they're doing the bare minimum in terms of maintenance. Fired the previous super and brought in a new one, who is nice enough but doesn't seem super experienced.
Advice to owner:
Give even a singular fuck

The street noise from trucks in the middle of the night was something unexpected.

Solid building with nothing fancy but no problems.

Access to subway, spacious apartments, big hallways, elevator, packages accepted inside.
Cons:
Twice in a year the water had to be shut off in the building for repairs. Rare instances of package theft.

Close to prospect park, treetop views from 6th floor, large and plentiful closets, quiet inside soundproof building, kind neighbors
Cons:
Long response time from management , half-assed repairs, trash builds up often, repeated door lock & package theft issues, super overextended
Advice to owner:
Have the super handle one building not two, and pay porter a decent wage to keep.
