Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews of buildings managed by 38TH STREET PARTNERS, LLC reveal a mixed experience that varies by location. In Queens, tenants praise the responsive management, cleanliness, friendly doormen, and well-maintained amenities, although some minor issues like gym size and slow apartment repairs are noted. However, buildings in Manhattan receive more criticism, especially regarding heating inconsistencies, garbage management, security problems, and occasional pest issues. Some renters express dissatisfaction with management responsiveness and high rent without matching service quality. Overall, management is commended for responsiveness and building upkeep in some locations but is advised to improve heating reliability, security, and pest control to enhance tenant satisfaction.

Great place and doorman

Pros

Super was very responsive, quiet and clean building, Eddy the doorman is great.

Cons

Gym is a bit small but still functional for more casual gym goers

EXTREMELY STINGY new owners refuse to heat building, won't remove garbarge

Pros

Solid prewar construction. Thick walls, good elevators (when working). Kept reasonably clean and fully pest-free

Cons

Heat is run extremely infrequently even on coldest days. Often below legal minimum temperatures. Owners installed new "smart" boiler to try and save money, heating FAR less than before. I am on one of the bottom floors (should be the warmest) and boiler rarely runs. Ownership is nickel-and-diming for things like a monthly charge for water. At one point, management let garbage pile 6-8 feet high in the garbage room. Trash chute often broken Elevators break somewhat frequently but there are 2 and breakdowns are happening less.

Advice to the owners

Stop cheaping out on things like heat, utilities. Premium prices must = premium experience
