The worst management and poorly kept building

I loved the area of the apartment and the apartment itself. I lived here for four years and genuinely enjoyed my time in the space.
Cons:
The management was completely unresponsive. We had a dead rat on our inside steps for over 3 days and management never responded to address it. The cockroaches were incessant until we sealed the floorboards and cracks in the unit to help the issue. We had a sugar ant infestation and again never got a response from management. Further, the water was cut off multiple times with no prior notice. Finally, the heat was broken for over a month and the apartment was 45 degrees. No solutions or reimbursement was provided to address this issue.

Additionally, when we asked for reimbursement for our heat being broken for over a month, the management retaliated by not letting us resign our lease the following month and making us leave our home of 4 years.
Advice to owner:
Respond to the tenants and address issues in the building.

had a massive german roach infestation, super dirty entrance, super loud noise from across the street starting every morning at like 6 am, and awful neighbors who either smoked cigarettes in the hallway or smelled like they had an entire fish market in their unit

it's horrendously loud if you're closer to market street bc of the trains passing by on the manhattan bridge. honestly unbearable with the windows open

Doorman in building, great outdoor space, kind neighbors

One of the worst roach problems I've ever encountered while living in NYC. The owner and properly managers will try to squeeze as much money out of you as possible while they maintain the bare minimum.
Advice to owner:
Deal with the roaches and mice!

Decent Building but be Careful of Who Owns the Unit

Elevator, multiple doors to entrance feels safer, cheap coin operated laundry in basement, amazing area, very kind neighbors
Cons:
Didn't take me long to figure out I was living in an illegally converted apartment - a one bedroom turned to three, different leases for each room. A neighbor even told me the unit isn't supposed to be a 3 bedroom. No information was ever given about how to contact building management or who they even are. "Landlord" probably provided fake lease and will gaslight you if you bring up a problem. Black mold and pests in apartment, intercom doesn't work, roach infestation in laundry room, dirty and cheap appliances, just so overpriced for such horrible living conditions.

Stop being so greedy

Location to subway walking neighborhood friendly neighbors safe

Horrible extermination and rats behind the walls and on my floor in the trash room. Like you literally could hear the rats at all times of day and then they carried flea, so then I got flea bites.
Advice to owner:
Exterminate regularly and intensively to get on top of the rodents

Charming old Chinatown building

Definitely an older building. Less accommodating to new renters.

Roach Fest

Quiet respectful neighbors. Water was always hot. Heat was always working. Some members of management were perfectly nice

Our apartment (and others) had a roast infestation for the entirety of our lease (2 years). They did very little about it, had to basically beg for pest control to which they eventually gave us roach gel and told us to apply it rather than pay for an exterminator to do it. Wasn’t until I reported them to 311 that I finally got an exterminator to visit one time, which barely helped the problem. Owners overcharged us for first year and claimed not to realize until we finally caught it in our lease. Trash room was poorly kept and attracted mice and roaches, and the whole building had a really weird smell to it. Also, we couldn’t control the heat in our unit whatsoever, so it was extremely hot whenever they had the heat turned on (so October to may), we constantly had to keep our windows open even in 15 degree weather.
Advice to owner:
Care about cleanliness?

heat is incredibly hot.
right next to manhattan bridge/train very loud.
tenants would normally stare and give un-approving looks.
this building is infested with roaches and rats
elevator is normally broken and people get trapped inside.

no window in kitchen
no living room

Pros:
Management is super responsive. A handy man would always come to fix any issue same day if within business hours or within 24 hours. There’s no live in super but honestly work gets done much faster regardless. They’re also not picky about what they’re responsible to repair. Management is very fair and lenient overall. Stairwell is very large which makes moving furniture in and out easier. Quality of the apartment (appliances, wood work, etc) was high. Also there are fire alarms in the hallway’s and stairwells which is great. I’m not sure what code is for this but my other buildings in the city did not have fire alarms outside of the apartments. I would still be living at this apartment if I hadn’t decided to move to a one bedroom and no longer have roommates. Management was very understanding and allowed me to break my lease early with forfeit of the security deposit rather than making me pay additional months rent or find replacement. No other charges were made.
Cons:
The trash is kept in the lobby of the building so you’re always greeted with piles of garbage and smells when you come home at the end of the day. It’s maintained regularly but still builds up quickly. The building also has no buzzer which can be a real pain for getting packages and having guests over. There were one or two instances when we did not have heat during winter months but I believe it was an issue of the city’s local infrastructure rather than the building. 
Advice to owner:
Have trash kept in the court yard and have a simple buzzer system installed.
