Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants renting from James Dimitriades report a mixed management experience. While the buildings often have friendly neighbors and desirable locations, management responsiveness is frequently criticized, with many citing delays or refusals in addressing repairs, heating issues, and pest infestations. Garbage management and cleanliness appear inconsistent, ranging from poorly maintained trash areas to generally clean apartments. Rent stabilization can be a benefit, but recurring rent increases and maintenance neglect cause frustration. Some tenants praise improvements after persistent reporting, though the overall sentiment points to management being slow and occasionally neglectful, recommending careful consideration before leasing.

Beautiful building, slumlord, poorly taken care of

Pros

Rent stabilized deal, good lighting, kind neighbors, pretty prewar molding

Cons

they fired our super and have refused repairs for months. I've had an active carpenter ant infestation, a few different leaks go unrepaired. In 2024 we had the heat go out for 20 days straight. Really bad management

Advice to the owners

actually hire a super. pay your damn gas bill so they don't disconnect the whole building. treat leaks and pest issues because it'll ruin the foundation of your beautiful building that you won't take care of. really frustrating and disappointing experience

Not Very Good

Pros

Great location, great tenants. Management can be friendly and easy to reach.

Cons

Infested inside and out. Trash and rats both living and dead in the basement (laundry room). Garbage disposal area is filthy and full of debris that hasn’t been cleared for months. Trash constantly overflows due to limited space and lack of disposal. Battles with management for things like working laundry or heat. Brown water. Temperature too high from water pipes/radiators—need to open windows during the winter. Lack of soundproofing and creaky floors means you will hear neighbors all the time. Holes and cracks in the walls. Leaks, floods. The glass in the front door has been smashed for months. Weekly package thieves. Rent increases. Gaps in doors and windows.
