Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent reviews for buildings managed by JAMES GUARINO reveal significant management shortcomings. Tenants note poor cleanliness, inadequate garbage disposal, and serious pest issues, including rodent infestations and fumigation problems. Heating and hot water systems are often unreliable, with some apartments lacking heat for extended periods. While some appreciate the location and neighborhood culture, many describe the management and ownership as unresponsive and indifferent to tenant concerns. Communication mainly occurs through a management company, which renters feel is dismissive, leading to distrust. Despite the presence of helpful superintendents, tenants advise improvements in building maintenance, emergency responsiveness, and fostering direct owner-tenant engagement to build trust.

Good location, you would not put up with it if it wasn't nyc

Pros

Great location and a livable apartment, the super is easy to reach and he fixes things. This is an old radiator apartment, so the heat is great.

Cons

People at the management company ERG are quite rude whenever they need to do something for you and you are of no value as a renter and can't be trusted, you are just $$ in their eyes. Though I guess this is no different from the whole city during this housing crisis, as they know you have no other options. I would have still liked to feel a little safer about not feeling like ERG is trying to screw me over every time I had to do something with them. The inside of the building is run down. Our packages get stolen once in a while. The buzzer is broken since 2 years. This is an old building, so a lot of things break regularly. The neighborhood is sometimes lovely sometimes sketchy.

Advice to the owners

I wish we had face to face contact with the owner and could build mutual trust rather than only having the management company as our contact

Management don’t care

Pros

Nice space for two bedroom and extra space needed

Cons

Management don’t care about your problems at all. You practically have to beg for some answers and state the law in order to get information out of them. As a tenant I barely have hot water and heat for 80% of my one year lease. The management thinks is “safe and livable” to live in an apartment during the cold winters without heat and hot water. The hot water and heat only came during the summer only. Superintendent is nice but doesn’t deal with any problems but cleaning up the trash.

Advice to the owners

Don’t tell lies to the tenant. Have someone on call during the weekend for emergencies. Don’t tell your tenants not to call 311 if you’re not going to fix the problems.
