Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of buildings managed by JAMES GUARINO reveal mixed experiences. While some appreciate locations and heating reliability, many raise serious concerns about cleanliness, pest infestations (especially rodents), and poor garbage management. Noise and neighbor quality vary, and water pressure is generally adequate. Owner responsiveness is inconsistent, with several tenants citing delays or lack of direct owner contact, relying instead on less satisfactory management companies. Maintenance and building upkeep appear problematic, with issues like broken buzzers and fumigation problems negatively impacting residents. Overall, management could benefit from improved communication, quicker issue resolution, and enhanced building care to boost tenant satisfaction.

Good for what you pay

Pros

Great location in LES

Cons

Some rodent issues

Former tenant·4 months ago

Good location, you would not put up with it if it wasn't nyc

Pros

Great location and a livable apartment, the super is easy to reach and he fixes things. This is an old radiator apartment, so the heat is great.

Cons

People at the management company ERG are quite rude whenever they need to do something for you and you are of no value as a renter and can't be trusted, you are just $$ in their eyes. Though I guess this is no different from the whole city during this housing crisis, as they know you have no other options. I would have still liked to feel a little safer about not feeling like ERG is trying to screw me over every time I had to do something with them. The inside of the building is run down. Our packages get stolen once in a while. The buzzer is broken since 2 years. This is an old building, so a lot of things break regularly. The neighborhood is sometimes lovely sometimes sketchy.

Advice to the owners

I wish we had face to face contact with the owner and could build mutual trust rather than only having the management company as our contact
