Not worth the trouble

Pros:
Units are rent stabilized. Near the A/C train and the LIRR.
Cons:
The other tenants have made this experience extra horrible. I have experience four different leaks less than four months. There are cockroaches and other maintenance issues. The landlord and property owner are often unresponsive.
Advice to owner:
Be more responsive and compassionate about your tenants

Bedbugs in whole building 2016-18

Pros:
Corp management company responds in timely manner.
Cons:
- persistent bedbug problems 2016-18, don’t know how it is now but it was a living nightmare. Most apartments in the building had them, despite extreme eradication measures they came back 2nd year. Exterminator said it was because landlords were only treating one apartment at a time, which just drives them into adjacent units.
- they disclosed only at lease signing that there were bugs in building. Then they gaslighted me about how I had probably brought the bugs into the building.
- terrible layouts, insufficient heat cause by clearly bifurcating apartments into smaller ones without radiators in many rooms
- any claims of having a dedicated or part-time super are false; never got anything but verbal abuse and “not my problem” from him
- insult to injury was, we were paying just as much as the next apartment in our line which had in-unit washer dryer and dishwasher, which we of course didn’t have. Attempted to get the landlord to add these upgrades and even offered to split costs, they wouldn’t talk.
Advice to owner:
Exterminate. The. Whole. Building. WTF.

Affordable but lotsss of bug issues

Pros:
On the more affordable side, right by a supermarket and AC/LIRR, most people are really nice Utilities aren’t crazy expensive compared to others I’ve seen, but heating system can be really harsh
Cons:
Packages can be in the lobby which can be good outside of when people steal them Roaches are a norm but the big issue is bed bugs! We’ve seen multiple rooms get bed bugs and apparently it’s an issue in the building but they didn’t disclose in leases Management responsiveness had gotten better but still not good
Advice to owner:
Keep better more honest tabs on issues with the building Hire more property management/super
