Artist building, very bushwick

Pros:
If you’re a creative/artist/musician, this is definitely the building for you. It’s a very neighborly building and management is responsive.
Cons:
It’s noisy at times from the other musicians. But the real con was the break ins from package thieves and random teens trying to smoke weed in the building.
Advice to owner:
Up the security of all of the doors, including the trapdoor on the street, into the basement.

Misunderstood Loft Building

Pros:
Amazing community, Flexible on apartment modifications, amazing place for artists of all types
Cons:
the occasional loft-related issue i.e. a busted heater, but all of these things get fixed as long as you make management aware as soon as they happen
Advice to owner:
pay attention to issues before they happen to avoid bad experiences for tenants

Don’t recommend for roommates
Extremely expensive to cool
Dust that’s impossible to remove but you breathe in daily
No windows in rooms except for 1
Communal laundry can be better kept up
If you live on top floor you can hear everyone stomping on roof.
Advice to owner:
Nothing really it’s a loft so renters should understand

Reno’d but still gritty

Pros:
Units have updated finishes and management is pretty responsive to tickets. The building’s long term residents bring this place to life with new york character. The location is great for access to trains and things to do and eat.
Cons:
The building is still quite old and mail delivery is unreliable (packages are stolen often). The area does feel older than main Williamsburg.
Advice to owner:
Is there a way to reduce package theft?

No way to contact management, they rented out apartments and the one across from us had a band that would play at all hours loud screaming rock music and nothing would be done about it.

Worst Place I've Lived At

- The rooftop is spacious
- Good location in the heart of Bushwick
Cons:
- Neighbors are inconsiderate, loud, messy, and probably trust fund babies getting their rent paid by their parents. Beer bottles everywhere including the washers
- Paper thin walls - I can hear my neighbors sneezing and every word of their fights
- Packages stolen constantly
Advice to owner:
- Select better residents to live here
- Provide a ventilation system for the bathrooms

Pros:
Literally nothing. Do NOT live here if you have any self-respect or living standards at all.
Cons:
-Neighbors are ridiculously loud at all hours, and many "tenants" do not actually live here, just use their units as band practice/studio space meaning you will hear everything from drums at 3am to EDM at 1pm. The walls are paper thin and our apartment would OFTEN vibrate/shake due to the bass coming from our neighbors. We complained multiple times to management and they did nothing.
-Neighbors are generally shady. Things we had to deal with (besides the ridiculous noise) while living here: calling the cops at 2am because someone was screaming about someone threatening to kill him in the hall (turns out it was a bad acid trip), packages CONSTANTLY being stolen to the point where the building had to get one person in the building to "hold" the packages in their unit for other tenants, giant graffiti being sprayed in the halls ONE DAY after they were freshly painted, and so much more.
-Nothing is maintained. Garbage was constantly piled up in the stairwells for weeks, the key fob system on the front 2 doors stopped working for almost 2 weeks to the point where we would all get locked out any time we left the apt, etc.
-Mice and roaches in the halls and the apartments, even though we kept our unit VERY clean.

This is just a short list. Seriously, my advice to anyone reading this is just to find a new place. This building is barely habitable.
Advice to owner:
Take tenant complaints more seriously, evict people when they are clearly in violation of their lease, hire a new super who actually cleans and does his job, repaint and deep clean ALL of the shared areas.

Tea Factory; overpriced and breaks codes

Pros:
Somewhat spacious loft at the back (so noise levels were a little quieter).
Artists in building and rooftop events
You can work on the apartment and adjust to your needs
Guy who was maintenance was so nice and I cannot believe he put up with all of the disgusting mess left by people partying all the time
If you are a young artist who never sleeps, likes to party and can have your parents pay for this, this is the perfect place for you!
Cons:
Where to start…
- shady property owner (because of the next point)
- this is a warehouse building, and provides unconventional heating of the building (a furnace) that does not keep the apartment warm
- there are gaps of air in the brick, which lets all hot and cold air in the apartment escape (so if you’re into living almost like you’re outside, this is the place for you). This also makes the prices of energy skyrocket. Freezing in the winter and boiling hot in the summer.
- need to work on the apartment to cover up graffiti left by previous tenants
- artists and strangers are allowed into the building to come to events on the roof, which leads to people urinating and defecating on the floors outside of the apartments. The place is usually trashed the day after. Glass on the floors
- the building is so poorly managed that if there is a rainstorm, your apartment will likely flood
-you can hear parties on the roof (usually over the weekend)
-the property owners barely respond
Advice to owner:
It’s really a shame that they think this is acceptable living. It is really up to the tenant to fully understand what they’re getting into, although I understand desperate because of the housing market in NYC. Don’t give money to apartments like this, tenants need to demand improvement, because if we continue to pay, we continue to fuel these unhealthy living spaces.

Don’t move here it’s not worth it

Pros:
Roof top was cool when it was open. It’s a good central location. Talk ceilings and loft space is cool.
Cons:
Walls are very thin you can’t put anything in the walls. Noise levels are out of control with neighbors playing drums and recording music all night. I had to sleep with earplugs. My apartment had a leak in it for a year on and off, it leaked on my guitar and laptop. Management is cheap. I don’t trust neighbors. There is always a mess or litter in the hallways. young kids break into the building and smoke weed in the stairwells. They even broke into an apartment and had a party once.
Advice to owner:
Invest in fixing the entire roof before it collapses. Get better security for the front door. Respond to tenants.

Every apartment is different… always free things in the lobby.

Policemen came to the roof to bust a party… that’s disgusting.
Advice to owner:
Maybe better maintenance in the stairs and common areas
