- no gas for 8 months and counting, which means no stove or oven. Management company has not updated the building in over 5 months with the latest.
- occasional dead cockroach in the stairwell
- loud if you face carmine st due to restaurants

Quirky Oldschool Co-Op with Larger Units

1. Larger units when compared to other Manhattan Studios
2. 24/7 doorman
3. Do not hear outside noise
4. Safe area
5. Laundry in basement, only a couple dollars a load.
6. Never seen any signs of rodents.
Cons:
1. The weirdest thing about this building is that the doorman needs to take you in the elevator, every time you go upstairs. You can take the stairs down, but not up.
2. This is a co-op building so they don't love renters and they have insane rules on how many units can be rented at once, and limits on for how long. The management style seems very 1900s.
3. Old building = you will see roaches every now and then in the common areas (halls, laundry). You will get "water bugs" up your drains, if you don't cover them.
4. Location is great and safe, but its very corporate. Not a ton of food places around.
5. No pets, except cats and ESA dogs. There is at least one dog in the building and it is VERY loud
6. The building is nestled between two skyscrapers, so some units get zero sunlight.
7. Trash management is very old school. You put trashbags in a large cabinet located in the hallway. The doorman comes around to collect it every now and then.
8. Moving furniture during business hours only (M-F)
Advice to owner:
Modernize the rules and general attitude about renters.

Not the best, not terrible

Pros:
Location is great. All studios and 1-bedroom units, aka no families here so don’t have to worry about kids. Lenox Hill Hosptial owns many units and houses medical fellows for 6-12 months — sometimes the units end up staying vacant for a little while, so you might end up living on a very quiet floor and/or no noise coming from the neighbor above you. Super does care about the building. Condo building so you deal directly with the owner of your unit (assuming you are renting) - this is a pro for me but can be a con if you have a bad owner. Exterminator comes regularly. Rarely any pests or bugs in my unit.
Cons:
Creaky floors and paper thin walls/ceilings. We hear it when the guy upstairs is having friends over to play video games. We hear the neighbor bumping tunes at a slightly above normal volume. You totally might hear your next door neighbor or at night as you try to go to sleep. Kitchens are extremely tiny in the building. Basement is sometimes gross - laundry is good to have down there but sometimes the compactor room and recycling areas release terrible smells. As you can imagine this can come with mice and roaches from time to time. Common areas are dated and could use fresh paint and an overall face lift. Building is pretty hideous so you won’t be “proud” walking into it. Elevator goes out a few times each year. Lenox Hill Hospital residents come and go often so there’s always risk of having someone terrible move into the building. A lot of construction happening on the block - just started in mid/late 2023 and will likely continue into 2025.
Advice to owner:
Have the common areas deep cleaned more often. Re-paint every common area. Consider small remodels in the lobby to make the place feel more like a home and less like a doctor office.

Midtown is convenient but not a quiet neighborhood.

Management and super are responsive, kind, and respectful. Building is older but is well maintained and super does a great job of providing tenants with any necessary updates/info.

Quiet, rarely run into neighbors, no wait for elevator, friendly and helpful doormen, clean and well maintained building, great location, spacious apartment with great closet space and natural light
Cons:
Didn't use the outdoor garden as much as I thought we would, lots of mosquitos there in the summer. Rooftop access is not allowed.

bar below is very loud and street noise is pretty loud; some of the units are in very rough shape and are not super functional (no storage space, shower is separate from bathroom etc)
