Avoid rentals from the Avellino’s (Landlord) at all cost

There is a rent controlled drug abuser in the building who has caused havoc for years, another couple on the 4th floor where the boyfriend has been arrested for psychiatric issues, the Landlord is horrendous and fixes nothing. Heavily increases prices fraudulently and when you call for issues, he makes snide remarks about getting things fixed. Super is lazy and you call him to fix things, he shows up hours later and drags out the fixtures. Landlord is not loyal in any way; a complete snake. Mold issues have been prominent in this building, 311 complaints from several apartments where inspectors have been called on the premise (site shows the city violations), along with signs in the lobby by tenants claiming bed bugs in the laundry room. There are roaches and water uh issues constantly in the building, landlord does nothing to fix the issue aside from calling the exterminator once a month. Problem with bugs and rodents still active prior me moving out. Proceed with caution when signing a lease with GA Realty Management LLC.
Advice to the owners
Nothing, they are greedy beyond mind and have no loyalty to tenants.
Rent stable, I would stay if I could
Pros
Very responsive landlord, anything that gets broken gets replaced right away. Love the laundry room. There is an exterminator who comes monthly. Management is proactive with heat. Once temps hit 40s, heater is on.
Cons
It's a walk up, can be tiring if you live on high floors.
