Review summary

Summarized from anonymous rental reviews on Openigloo.

Reviews for buildings managed by Brian Garland reveal a mixed management performance. Tenants appreciate good features like secure key fob access, gated courtyards, laundry facilities, and friendly neighbors, especially in rent-stabilized buildings. Garbage removal is generally reliable, and heating and water pressure are mostly satisfactory. However, recurring issues include inconsistent pest control, occasional building security lapses, noise disturbances from the surrounding area, and delayed responsiveness to tenant concerns, especially related to maintenance and repairs. Some buildings show cleanliness and pest management struggles, while management is praised when community engagement and upkeep are evident. Overall, tenants recommend the buildings but stress improvements in pest control and management responsiveness.

Great for price

Pros

Key fob entry, autolock doors, laundry in connected building

Cons

Area surrounding is loud, constantly waking up to noise and busy street

Former tenant·14 minutes ago

Comfortable apartments with courtyard garden oasis

Pros

The building is clean enough (no pests!); elevator; clean laundry room in basement; comfortable apartments; quiet for the most part; plenty of heat in winter; friendly/kind neighbors. The highlight is the large courtyard with seating, tables, trees, and flowers - a gem in the middle of Harlem.

Cons

Some rowdy visitors; sometimes the building doors don't lock properly and there have been thefts of packages in the building.
