Good apartment, a little too expensive

Pros

Good neighborhood, rent-stabilized, nice and roomy, close to nightlife

Cons

Nightlife can be obnoxious but that's not the landlord's fault, heat is a little wonky when it gets really cold, apartment is expensive

Figure out how to upgrade the boiler

Some terrible neighbors, people who don't live there leave trash in the hallways, have passed out on the stairs, probable package thief in the building.

Paint the hallway so it looks less grimey
