Absent and penny pinching landlord

Pros:
Friendly neighbors that look out for each other.
Cons:
Building is filthy, super is never around since all the other buildings he looks after are in queens. Nothing ever gets fixed, everything is a battle with landlord.

Hot water is sporadic and pressure is very low when it works.

Cute building with neglectful landlords

Pros:
Cute, historic. Near subway. Easy to walk to cafes and bars. Downtown vibe.
Cons:
Unsafe. The front door hardly locks. No place to put garbage, it’s a constant struggle to know where to put garbage for pick up. Lots of water problems, bursting pipes, leaking faucets. There is a lot of street noise, but that’s the neighborhood so it’s understandable. We’ve had a rat problem for years. Owner has gutted the 2 bedroom apartments to make 4 bedroom dorm-rooms so there is a constant turn over of young people moving in and out. Has a dorm building vibe. Lots of parties. The restaurant on ground level sometimes turns into an all night dance club (illegally) and on those nights it’s impossible to sleep in the building. Most winters it takes months to get the heat to work.
Advice to owner:
Keep up with the maintenance. Take care of your residential tenants, not just the commercial tenant. Make sure the heat works in the winter. Fix all the water pipes. Exterminate the rats. And give us a place to put the trash.
