Get what you pay for
Pros
Quiet, good location, generally clean although very dusty in the stairwells. Good size for the price and area. Landlord is responsive for maintenance like plumbing and broken fixtures.
Cons
Ongoing pest/rodent problem that landlord is dragging his feet about, occasional roach problems, spiders in the fall/summer. Walls can be thin between neighboring apartments.

Cons
Having the landlord knock at your door each month to pay rent in cash is annoying. Building is poorly maintained, had rats/mice get in or my apartment through the basement. Mail constantly all over the floor.
