Worst Apartment Ever, Please Do not Rent

Pros

The unit itself and the Boerum Hill location are the only positives. Close to transit, good block. Nothing about the ownership or management experience makes those positives worth it.

Cons

Everything beyond the four walls of the apartment. Repair requests routinely went unanswered. I dealt with recurring leaks that were never fixed despite multiple requests. The building had a constant waterbug problem, and I had to buy pest control supplies out of my own pocket because management would not address it. Trash was regularly left in a state that attracted rats. The common staircase was not maintained at all; I personally swept and mopped it myself on multiple occasions because no one else would. The mailbox is broken, so there is nowhere secure to receive mail, and everyone's mail just sits loose in the staircase. Management (EJS Equities) was unresponsive at best and hostile at worst. When I said I was not available for a proposed apartment showing and preferred to be present when strangers entered my home, a representative raised their voice at me inside my own apartment and told me I would not get my security deposit back. When I raised that New York law prohibits requiring rent payment by a single electronic method and requires alternatives, I was told they did not care. I have that exchange documented. The security deposit process was the worst part. I moved out August 31, 2025 with the unit in good condition. NY law (GOL § 7-108) required return of the deposit with any itemized deductions within 14 days. The itemization arrived after the deadline, and the partial refund check bounced for insufficient funds in October 2025. I then received nothing for ten months, despite repeated follow-ups, until after I filed a small claims case, at which point they repaid only the face amount of the bounced check. The remainder is still unpaid and the case is ongoing. A co-tenant was also forced to file her own suit over the same deposit. Note that the lease names an LLC, not the management company, and public records show no assets held by that LLC. If anything goes wrong, recovering what you are owed is very difficult by design of that structure. Check which entity is on your lease before signing, know your rights under GOL § 7-103 and § 7-108, and document everything from day one.

Advice to the owners

Fix leaks when tenants report them. Address pest and rodent problems instead of leaving tenants to pay for their own extermination supplies. Repair the mailbox so tenants can receive mail securely. Maintain the common areas so tenants are not mopping the staircase themselves. Return security deposits within the 14-day statutory deadline, with timely itemization, from a properly maintained trust account so checks do not bounce. Offer the payment methods NY law requires. Treat tenants civilly in their own homes. Had any of this happened, two tenants would not currently have court cases against you.
