Renter beware! Heat & water outages, roaches, not clean!
Pros
Lots of space in unit. Lofts (sleeping, no standing) lofts in living room and bedroom + plus more storage above bathroom. High ceilings and cool architecture. Elevator, trash/recycling/compost, & laundry in basement. Trash (very small) chutes on each floor. Monthly pest control (first Friday of each month). Tenant only pays wifi & electric. Water & gas included in rent. Heat is steam radiators. Rey (the super) is great. Very responsive and easy to work with.
Cons
Roaches!! So many, especially in the summer. The basement was full of them in the trash & compost bins. Laundry is 2 washers & 2 dryers (paid per load) that are in ok condition. Other tenants do not clean up after themselves when using the facilities. Some tenants also leave their trash in the hallway instead of taking it to the basement or down the chutes. Lots of noise from the street if street-facing from people, cars (honking, revving), and emergency vehicles. There is also ongoing construction on 12th street that sometimes causes not just noise but very strong chemical smells from the road paving. I had repeated heat outages ( from boiler failure in the basement. In my 14 month residency, I had 10 heat outages lasting at least 6 hours each. There are clearly infrastructure problems that either the owner or management are refusing to address.
Advice to the owners
Perform regular maintenance and repairs on building infrastructure to actually meet the “luxury” advertisement.

Pros
Amazing neighbors, the super is so kind and helpful. He keeps the building going efficiently and safe. Laundry in basement is fine. Corner bodega is great. Never any issues with pest, electric, etc.

Crazy guy on the first floor would scream in the night...
